Just because you haven’t experienced a flood in the past, doesn’t mean you won’t in the future. Flood risk isn’t just based on history, it’s also based on a number of factors: changing weather patterns, rainfall, erosion, river flow and tidal-surge data, topography, flood-control measures, and changes due to building and development.
Flood-Hazard maps have been created to show different degrees of risk for your community, which help determine the cost of flood insurance. The lower the degree of risk, the lower the flood insurance premium. FEMA (Federal Emergency Management Agency) is currently updating and modernizing the nation’s Flood Insurance Rate Maps (FIRMS). These digital flood hazard maps provide an official depiction of flood hazards for each community and for properties located in it. Properties that were previously not listed in floodplain may now be located in floodplain. The current (old) maps are in paper format and can be viewed at the Township Office during business hours of 8:00 AM to 3:30 PM Monday-Friday. It is strongly recommended that property owners determine their risk. Since standard homeowners insurance doesn’t cover flooding, it’s important to have protection from the floods associated with hurricanes, tropical storms, heavy rains and other conditions that impact Bucks County.
